Whiteley Village almshouses

Whiteley Village is an independent living retirement village with over 260 almshouse cottages. 

Whiteley Village has:

  • a village shop (with post office, library, second chance shop and furniture shop)
  • a church and village hall
  • a clubhouse and café
  • an activity centre (with small gym, art room, computer room, woodwork room and general meeting space)
  • a bowls green and putting green
  • various clubs, groups and events 

It is a 5-minute drive from the Village to local shops, GP surgeries and pharmacies in Hersham.

Charges

Residents must pay a monthly charge that is made up of a maintenance charge, service charge and personal charge. 

Charges are based on the size of the property and the number of people living in the property.

For the year 2025 to 2026, charges range from £1,151.34 to £1658.21 per month. 

Who can apply   

To apply for a place in one of the Whiteley Village almshouses, you must:

  • be aged 65 or over if you are male, or 60 or over if you are female
  • have capital assets of less than £30,000 if you are single, or less than £50,000 if you are a couple
  • have an annual income of less than £16,500 per person, including any paid work
  • have the legal right to live in the UK and pass a ‘Right to Rent’ check
  • have lived in the UK for at least 5 years before you apply
  • have a clear housing need, for example:
    • you are at risk of involuntary homelessness
    • you have a medical or welfare need that is made worse by where you live now
    • you are renting privately on a short-term tenancy, so you do not have secure housing for the future
  • be able to live independently in Whiteley Village (some limited support is allowed if needed) and follow the rules of an almshouse licence – this means:
    • you can provide satisfactory references
    • you do not have a history of anti-social behaviour
    • you have not seriously broken a tenancy agreement in the past
    • you do not currently owe rent from a previous tenancy

Whiteley Homes Trust will ask you to provide written information to show you meet the eligibility criteria. They may decline your application if you do not provide this information.

Tie-breaker

If two applicants have the same level of housing need, Whiteley Homes Trust will give priority to applicants, or their spouses, who have worked in commerce or agriculture. This priority will only be used when two applications meet all the qualifying criteria and have the same level of housing need.
