Elmbridge Borough Council are seeking offers for a new lease for a community group to occupy Ansell Hall.
The Opportunity:
We are advertising the opportunity for a local community group to take a new 10-year lease at Ansell Hall, titled ‘Community Hall’ in the above plan. The successful operator will be responsible for the overall management of the hall and will be able to share the property with other community users should they wish to do so.
Ansell Hall is a recently constructed building (September 2023) with a vacant self-contained ground floor unit with 10 flats mainly in the upper parts. The ground floor unit includes:
- Male, female and disabled toilets
- Fully fitted kitchen
- External astroturf courtyard / garden area and five car parking spaces
- Total internal area approximately 1,188 sq ft / 110 sqm
The successful operator will take on the full internal and external repairing and maintenance responsibility, which will include all statutory compliance.
Any interested operator will need to comprehend the requirements stated above and provide a brief business plan demonstrating they understand the costs associated with the management and operation of the hall. Viewings and plans of the hall are available on request.
Rent: Offers are invited for a new 10-year term on a ‘£ per annum’ basis, to be paid quarterly in advance, with other terms to be negotiated. Any operator would need to take on the responsibility of paying all costs associated with their occupation of the hall, including service charge, businesses rates and utilities.
Offers: To be sent in writing to Estates@elmbridge.gov.uk and received no later than the 10 November 2023. Offers should include a brief business plan as well as the rent proposed. The council may request more information on application.
