Permitted development and article 4 directions
Some development does not require planning permission – this is known as a Permitted Development Rights. Guidance on permitted development rights can be found on the planning portal.
Where it is considered that permitted development rights could have a negative impact in an area they can be removed with an Article 4 Direction. This means that you have to submit a planning application for development that would normally be permitted.
Article 4 Direction - Land off Woodlands Lane, Cobham
An Article 4 direction was made on 7 March 2024, with immediate effect, and this direction was confirmed (as modified) by the Council on 3 September 2024. It withdraws certain permitted development rights. This means that an application for planning application is required for development that would normally be permitted under Class A of Part 2 of Schedule 2 and Class B of Part 4 of Schedule 2 of the GPDO 2015. An Article 4 direction was made on 17 September 2019, with immediate effect, and this direction was confirmed by the Council on 16 March 2020. It withdraws certain permitted development rights. This means that you have to submit a planning application for development that would normally be permitted under Class A of Part 2 of Schedule 2 and Class B of Part 4 of Schedule 2 of the GPDO 2015.
